According to data obtained from the online real estate platform, 40% of prospective homebuyers are specifically interested in purchasing villas.
Within this group, a significant 85% are targeting villas with three bedrooms or more.

A surge of youthful energy characterizes the villa ownership landscape, with 39 percent of buyers under 40 years old in Q1 2024, compared to just 31 percent during Q1 2023. Motivated by the rising trend in rental prices, savvy millennials are seizing the opportunity for long-term investments in spacious villas. - Preference for ownership over rentals:
Villa ownership is no longer limited to the affluent. Property seekers across all income brackets are leveraging flexible payment plans to upgrade to larger living spaces. The proportion of buyers earning below AED 50,000 ($13,600) per month increased to 47 percent in Q1 2024, up from 37 percent in Q1 2023, indicating a diversified demand for property. - ROI growth as the ultimate goal:
Despite an increase in villa prices, the return on investment remains notably impressive. In 2023, Palm Jumeirah witnessed a remarkable 41 percent rise in returns for five-bedroom villas, while Dubai Hills Estate and Arabian Ranches saw spikes of 38 percent and 29 percent, respectively. The demand for maid rooms is particularly pronounced among property seekers looking for villas with three bedrooms or more, with over 129,000 searches already recorded in 2024. A budding interest in vastu compliant homes has also been observed since 2023. Waterfront views continue to capture growing interest among property seekers. Additionally, there is a rising demand for pet-friendly communities, with over 52,000 searches recorded in 2023 and 22,000 in 2024.
