Will 2025 be the ‘year of delivery’ in Dubai realty?

Over 40,000 Units Expected for Delivery This Year as Developers Stay Optimistic

Dubai’s real estate market is set for a significant year in 2025, with nearly 42,000 units projected for delivery, marking it as the ‘Year of Delivery.’

This represents an almost 35% increase from the 27,541 homes handed over last year. Forecasts also indicate that another 60,000 units could be delivered in 2026.

Currently, Dubai has 1,180 real estate projects under construction, comprising 325,546 residential units.

Despite this surge in supply, developers remain confident about market stability. “Dubai’s real estate sector remains strong due to sustained global demand, with the city’s population approaching four million,” said Vir Vijay Doshi, CEO of Vincitore Group, in an interview with Khaleej Times.

In 2024, Dubai real estate transactions totaled AED761bn, with AED526bn attributed to buying, selling, and mortgages.

Vincitore Group’s Expansion

Vincitore Real Estate recently completed Vincitore Benessere, Dubai’s first wellness luxury residential project in Arjan, near Dubai Miracle Garden. The project includes 380 residential units and 39 retail spaces.

“We are also on track to deliver another major project by year-end, further growing our portfolio and contributing to the sector’s expansion,” Doshi added. Vincitore plans to launch projects worth AED5bn this year.

Streamlined Development Approach

While real estate development presents challenges, Vincitore follows an efficient process. “We launch projects, they sell out quickly, and construction proceeds simultaneously. Though factors like supply shortages, manpower availability, and quality control can pose hurdles, strong government support allows us to overcome these challenges and maintain project momentum,” Doshi explained.
