Dubai Property Sales Hit $39B in Q1 2025, Breaks Records
Dubai’s property market hit a new milestone in the first quarter of 2025, with total property transactions reaching AED 142.7 billion ($39 billion) across 45,474 deals. This represents a 22% rise in volume and a 30% increase in value compared to Q1 of the previous year, according to Property Finder’s latest report.
Ready Property Segment at All-Time High
The ready property segment posted its strongest quarterly results ever, with 20,034 transactions worth AED 87.5 billion — up 21% in volume and 34% in value year-on-year.
Off-plan transactions also remained strong, contributing 56% of all deals in Dubai, with 25,440 transactions totaling AED 55.2 billion — a 24% rise from Q1 2024.
Abu Dhabi Market Trends
Meanwhile, Abu Dhabi’s market showed a noticeable shift toward high-value, completed homes. The capital recorded 2,496 property deals worth AED 9.6 billion. Ready property transactions there saw a 9% rise in volume and a massive 75% surge in value compared to last year.
Shifting Preferences and Investor Confidence
Cherif Sleiman, Chief Revenue Officer at Property Finder, noted that investor confidence remains strong, particularly in Dubai, thanks to long-term capital growth potential. He pointed to global economic changes and a weakening US dollar as key reasons for increasing international interest in UAE real estate.
He also mentioned that government initiatives, like the Dubai Real Estate Alliance and the DLD-VARA partnership, are helping create a more transparent and investor-friendly market.
Owning Over Renting
The surge in completed property deals suggests that more residents are moving away from renting due to rising lease costs and instead opting for ownership. In Abu Dhabi, residential properties made up 88% of existing home transactions and 60% of total transaction value in Q1.
Ready residential deals in Abu Dhabi alone rose by 5% in volume and 33% in value, showing growing demand for move-in-ready homes.
