Dubai’s Palm Jumeirah plot sells for its highest price ever in 2025

A plot of land on Palm Jumeirah has been sold for Dh365 million ($100 million), marking the highest-ever land sale at the iconic Dubai destination in 2025.

Dubai Sotheby’s International Realty, which facilitated the deal, referred to the 90,036 sq. ft. transaction as a “remarkably rare opportunity” on Palm Jumeirah, where most land is already developed and freehold plots are scarcely available. The property is situated at a highly desirable “frond tip” location.

George Azar, Chairman and CEO of Dubai Sotheby’s International Realty, stated, “Palm Jumeirah remains the pinnacle address for the world’s elite in Dubai. This sale highlights the strong demand for ultra-luxury, waterfront living.”

He added that with limited prime inventory remaining, land values and the prices of custom-built mansions are expected to rise notably in the future.

In December 2024, a five-bedroom oceanfront Signature Villa at Six Senses Palm Jumeirah was sold for Dh130 million, ranking among the ten most expensive branded homes sold globally that year—also brokered by Dubai Sotheby’s.

Land demand remains exceptionally strong as wealthy investors and developers look to construct custom homes in Dubai’s most elite neighborhoods.

Between January and May 2025, property prices on Palm Jumeirah rose by 18.92%, even as the number of transactions dipped by 14%.

Dubai Land Department data shows that over 7,700 land plots were sold across Dubai in just the first 100 days of the year.

The buyer of the record-breaking Palm Jumeirah plot is 25 Degrees, a developer known for luxury real estate.
