Dubai records Dhs10.1 billion in weekly real estate transactions

A total of 2,910 real estate and properties transactions amounting to Dhs10.1 billion were executed during the week ending Jan. 12, as reported by the Dubai Land Department (DLD).

The DLD weekly statement indicated that 209 plots were purchased for Dhs2.19 billion, while 2,100 apartments and villas changed hands for Dhs4.84 billion.

The top three transactions included the sale of a plot in Al Hebiah Sixth for Dhs138.65 million, followed by a Business Bay land sale for Dhs105 million, and a Palm Jabal Ali land sale for Dhs47.36 million in third place.

Al Hebiah Fifth led in transactions for the week with 44 sales totaling Dhs163.91 million, followed by Hadaeq Sheikh Mohammed Bin Rashid with 33 sales worth Dhs398.83 million, and Madinat Hind 4 with 30 sales transactions amounting to Dhs42.29 million in third place.

The top three apartment and villa transfers encompassed one valued at Dhs66 million in Al Wasl, another worth Dhs46 million in Al Thanayah Fourth, and an apartment worth Dhs40.02 million in Al Hebiah Fourth.

Mortgaged properties for the week reached a total value of Dhs2.28 billion. Additionally, 82 properties were granted among first-degree relatives, totaling Dhs799 million.

In the preceding week ending Jan. 5, 2024, real estate and property transactions amounted to Dhs5.8 billion, with a total of 1,721 transactions.

A total of 114 plots were sold for Dhs1.36 billion, while 1,183 apartments and villas were sold for Dhs3.13 billion.

The top three transactions consisted of a land in Al Thanyah Fifth sold for Dhs268.33 million, followed by a Warsan Fourth land sale for Dhs113.9 million, and a Palm Jabal Ali land sale for Dhs65.26 million in third place.

Madinat Hind 4 recorded the most transactions during this week with 18 sales totaling Dhs20.57 million, followed by Palm Jabal Ali with 11 sales transactions worth Dhs311.64 million, and Saih Shuaib 1 with 8 sales transactions amounting to Dhs15.95 million in third place.

The top three transfers for apartments and villas included one sold for Dhs110.01 million in Al Thanyah First, another sold for Dhs62 million in Palm Jumeirah, and thirdly, one sold for Dhs56.4 million in Palm Jumeirah.

The total amount of mortgaged properties for the week was Dhs779.4 million, with the highest being a land in Al Hamriya, mortgaged for Dhs125 million. Furthermore, 98 properties were granted among first-degree relatives, totaling Dhs617 million.

In a broader context, the real estate sector in the UAE witnessed remarkable growth throughout the year, reaching unprecedented transactional values.

Previously, during the week ending Dec. 22, 2023, real estate and property transactions amounted to Dhs16.6 billion, encompassing a total of 3,785 transactions.

216 plots were sold for Dhs4.91 billion, while 2,729 apartments and villas were sold for Dhs7.49 billion.

The top three transactions included a land in Al Yelayiss 5 sold for Dhs2.43 billion, followed by an Al Hebiah Fourth land sale for Dhs64.09 million, and a land sale in Al Goze Second for Dhs57.67 million in third place.

Palm Jabal Ali led in transactions for the week with 35 sales totaling Dhs850.21 million, followed by Madinat Hind 4 with 29 sales worth Dhs52.87 million, and Al Hebiah Fifth with 18 sales transactions amounting to Dhs58.5 million in third place.

The top three transfers for apartments and villas included one sold for Dhs720 million in Palm Jumeirah, another sold for Dhs92 million in Dubai Investment Park First, and thirdly, an apartment sold for Dhs62.1 million in Island 2.

The total amount of mortgaged properties for the week was Dhs2.29 billion, with the highest being a land in Al Safouh Second, mortgaged for Dhs509.2 million. Moreover, 257 properties were granted among first-degree relatives, totaling Dhs2 billion.

In the week ending Dec. 15, 2023, real estate and property transactions amounted to Dhs12.9 billion, encompassing a total of 3,888 transactions.

304 plots were sold for Dhs3.53 billion, while 2,744 apartments and villas were sold for Dhs7.15 billion.

The top three transactions included a Palm Jumeirah land sale for Dhs940 million, followed by a Saih Shuaib 4 land sale for Dhs169.48 million, and a land sale in Madinat Dubai Almelaheyah for Dhs102 million in third place.

Wadi Al Safa 2 led in transactions for the week with 123 sales totaling Dhs141.81 million, followed by Al Hebiah Fourth with 31 sales worth Dhs815.56 million, and Madinat Hind 4 with 22 sales transactions amounting to Dhs26.27 million in third place.
