Dubai’s Burj Khalifa is now offering the world’s highest office space, attracting interest from Gulf family offices and investment funds from the US and Europe. The 6,073-square-foot space is listed for $12.2 million, marking a record year for the city’s commercial real estate sector.
The office, which has never been used, presents a unique opportunity for its buyer to create a custom-designed workspace with panoramic 360-degree views of Dubai. This listing comes at a time when Dubai’s office market is seeing unprecedented demand, with total sales transactions reaching AED 6.5 billion ($1.77 billion) in 2024.
Imel Bitout, Associate Director at Christie’s International Real Estate Dubai, stated that Dubai’s reputation as a global commercial hub is driven by its competitive and diverse real estate offerings. The property is available for purchase without any restrictions on potential buyers.
This listing follows the sale of a full-floor office in the Burj Khalifa last November for AED 50 million, located on a lower floor. The timing coincides with a broader surge in Dubai’s commercial real estate market, which recorded 9,038 sales transactions worth $24.5 billion in 2024, reflecting a 24 percent year-on-year increase, according to Commercial Real Estate Consultants (CRC).
The Burj Khalifa has continued to perform well, generating AED 467.1 million in residential sales in 2024, according to Knight Frank data. The iconic tower celebrated its 15th anniversary this year and has accumulated AED 8.8 billion in total home sales since its opening in 2010.
This office listing comes as Dubai faces a shortage of premium commercial space, with average prices for Grade A office properties rising 27 percent year-over-year to AED 1,417 per square foot in 2024, according to CRC data. The supply shortage has been fueled by the registration of over 70,000 new companies with the Dubai Chamber of Commerce last year.
Additionally, the same building recently listed its most expensive residential property, the “Sky Palace,” for $51 million. The 21,000-square-foot penthouse occupies the 108th floor and is being sold as a shell unit, with an additional $4.9 million required for renovations.
Occupants of the office space will enjoy access to premium amenities, including At.mosphere – the world’s highest restaurant, an observatory deck, state-of-the-art fitness facilities, and the Armani Hotel Dubai.
Bitout emphasized, “This office is arguably the most iconic in the world and is offered at a much more competitive value compared to similar luxury properties in other global markets.”
