Majid Al Futtaim announces the Ghaf Woods real estate development in Dubai, featuring more trees than residents.
Dubai real estate developer Majid Al Futtaim has officially launched a massive new development, featuring more trees than residents.
Named Ghaf Woods, this is MAF’s first forest living community, comprising 7,000 properties and over 35,000 trees.
Moreover, the community offers 15 square meters of open space per resident, 40 percent above the World Health Organization’s recommended standard of 10 square meters per person.

The concept, initially introduced earlier this year at MIPIM 2024, an international real estate event in Cannes, France, promotes a harmonious living experience with abundant greenery, improved connectivity, and unmatched sustainability in Dubai.

Set to be released in eight phases from now until 2031, Ghaf Woods will span 738,000 square meters of land off the Sheikh Mohamed bin Zayed Highway, near Dubai’s Global Village.
The project will feature over 7,000 premium units nestled within a woodland, offering one, two, and three-bedroom apartments, as well as penthouses, providing residents with stunning views of the forest ecosystem.
This development aims to redefine indoor-outdoor living by integrating world-class design and architecture with the natural environment.
Comprising 35,000 trees suitable for the local climate, including the Ghaf, the forest will surpass the number of residents.
The trees are a key feature of Ghaf Woods, aiding in reducing soil erosion, conserving water, and providing shade, which results in average temperatures being up to five degrees Celsius cooler than the city’s.

Today, trees are essential for improving air quality by removing pollutants and greenhouse gases from the atmosphere.
Called a “Green Lung,” this community will offer air that is up to 20% cleaner than other developments in Dubai, thanks to the large number of trees.
Ghaf Woods will also be a habitat for over 20 bird species and will promote health, wellness, and relaxation, according to the developer.
Various experiential neighborhoods are connected by forest-lined pathways, ensuring that the furthest point in the community is only a five-minute walk away.
Residents will be encouraged to spend time outdoors, promoting a healthier lifestyle and enhancing their wellbeing. The amenities include eight kilometers of walking trails, a three-and-a-half-kilometer biking loop, and resort-style pools for both kids and adults surrounded by forest.
Additional features include fitness facilities, family-friendly gardens, and a wellness and yoga pavilion.
The community will also have Distrikt, Majid Al Futtaim’s signature multi-purpose neighborhood hub, with exclusive retail and restaurants offering farm-to-table cuisine.
