The Marina 101, one of Dubai’s tallest skyscrapers, originally launched in the mid-2000s with some of the city’s priciest freehold apartments, may finally be nearing completion, ending a long wait for property owners.
According to some owners, the skyscraper in Dubai Marina is close to finishing construction, paving the way for handovers to begin. Some believe the building may already be complete. Many of these owners, who invested millions in their apartments and penthouses, have been waiting for this moment for years.
“We need RERA (Real Estate Regulatory Agency) to issue the final approvals,” said an investor who purchased a Marina 101 unit in 2017 for over Dh2 million. “If the handover happens soon, all these years of waiting will have been worth it. I don’t plan to sell the unit, at least for now.”
Standing 425 meters tall with 101 floors, the tower has faced numerous delays over the years due to project and cost-related issues. Sheffield Real Estate initially launched the project during Dubai’s first freehold property boom from 2005 to mid-2008. However, construction was significantly impacted by the Global Financial Crisis.
Over the past decade, the project has been revived several times, even progressing rapidly at one point. However, after reaching 97% completion, it stalled again due to the developer’s substantial debt.
Banks, led by India’s Bank of Baroda, intervened to recover their exposure to Sheffield, making independent efforts to address the financial situation.
Hotel Auctioned Off
The hotel portion of Marina 101, spanning 33 floors, was sold at auction a few years ago.
“But the issue was that the entire building still needed to be completed, with 3% of the work remaining before a ‘building completion certificate’ could be issued,” explained a Marina 101 owner. “Once that’s done, the building could soon have new residents and a functional hotel.”
“It’s thanks to the support of senior RERA officials that this project has reached its current stage. I’m hopeful that by 2025, we’ll finally get our homes in Marina 101.”
Current Marina 101 Prices
Over the past four years, several Marina 101 apartments have been listed for sale. According to the Bayut portal, one-bedroom apartments are priced at Dh1.5 million, while two-bedroom units are listed for Dh2.7 million.
Clarity on the hotel portion, which covers 33 floors, and any adjustments planned by the owner or hotel operator will be key to potential price increases. Hard Rock Hotel was initially announced as the operator during Marina 101’s launch, but that was long ago, and most details regarding the project remain outdated.
“I’ve been waiting since 2016, and it has been a long journey,” said Johan James, an investor. “I’ve heard the hotel portion will undergo a complete overhaul. Once completed, it could become the best hotel in the area.”
“I’d like to thank RERA for their efforts in reviving this project. Without their intervention, investors would have lost everything,” James added.
